and you are not under any obligation to instruct us to market the
property, but we believe that when you have heard exactly how much
we you can do, you will want to choose us as your agent.

Particulars
of your property will be prepared, advertisements will be placed
in the local press and displays arranged in our City centre offices.
In addition the property will be offered to let on our website 24
hours a day, seven days a week.

DETAILED TENANCY REFERENCING
We carry out full credit searches and take up references on your
behalf on all prospective tenants using a credit refernce agency.

A DETAILED INVENTORY OF THE PROPERTY
The
preparation of an inventory of household contents including a schedule
of the condition of the property is included in our fees. The inventory
is used to assess any charges to be made to the tenant at the end
of their tenancy.
TENANTS' BOND
A
bond equivalent of approximately six week's rent is obtained from
the tenant and held in our separate Stakeholder Account. If at the
end of the tenancy any damage or other problems over and above normal
wear and tear have occurred, then some or all of this bond can be
used to pay for the damage.
ASSURED SHORTHOLD TENANY AGREEMENT
All
residential lettings are arranged on an Assured Shorthold Tenancy
Agreement which we will draw up on your behalf and is included in
our fees.
REGULAR PROPERTY INSPECTIONS
Internal and external inspections of the property are carried out
on a regular basis and the report of our findings, if applicable,
will be sent to you.
SUPERVISION OF ANY WORKS THAT MAY NEED TO BE CARRIED OUT
We
have a full range of contractors who we are able to call upon 365
days a year to carry out maintenance and repair work if required.
GAS AND ELECTRICAL CHECKS
We
can arrange for gas and electrical checks to comply with regulations
at competitive costs.

We inform utility companies and the local authority Council Tax
department of change of occupancy. We liaise with utility providers
and local authority to ensure bills are properly dealt with.
